Do modular buildings need planning permission?
Any building on site for longer than 28 days requires planning permission under the Town and Country Planning Act 1990. This applies whether you hire or buy, regardless of building size. Approval typically takes around 8-12 weeks, so early engagement with your local planning authority is essential if you are working to a tight programme.

Do temporary and modular buildings need to comply with Building Regulations?
The Building Regulations 2010 apply to almost all buildings in England and Wales. In Scotland, the equivalent Building Standards apply, and in Northern Ireland, the Building Regulations (Northern Ireland) 2012. A modular classroom or office hired for a school year carries exactly the same regulatory obligations as a permanent structure. In Scotland, the equivalent Building Standards apply. Exemptions exist only for specific agricultural or very short-term structures.
